1. Service Overview

SGFlatReviews is an AI-powered housing information platform with community features for residents living in Singapore. These terms govern your use of the SGFlatReviews service ("Service").

2. Registration and Accounts

Registration may be required to use certain features. You must provide accurate information and are responsible for your account security. Unauthorized use of another person's account is prohibited.

3. User Content

You are solely responsible for any content you submit, including reviews, posts, and other materials. You retain copyright of your content, but you grant SGFlatReviews a non-exclusive license to display and distribute it within the Service.

Reviews must be your own original account of living at the property. You may not copy, paste, paraphrase, or republish reviews from Google Maps, property portals, social media, forums, or other third-party sources.

You agree not to post false or misleading information, personal data of others, or defamatory, abusive, unlawful, or otherwise harmful content.

SGFlatReviews may support operator-assisted or concierge submission flows where our team helps structure or transcribe your review, but the resulting review must still reflect your own first-hand residential experience and may be subject to approval or verification checks before publication.

4. Prohibited Activities

The following activities are strictly prohibited: writing false reviews, posting defamatory or insulting content, posting spam or advertisements, disrupting normal service operations, and unauthorized collection or use of others' personal information. You may not use the Service to publish content that is misleading, abusive, unlawful, or invasive of another person's privacy.

4A. Review Guidelines

To protect all parties and maintain a trustworthy platform, all reviews must:

• Be based on your own genuine, first-hand residential experience at the property.
• Not be copied or adapted from Google Maps or any other third-party site, app, listing platform, or AI-generated summary of those sources.
• Not name, identify, or make claims about specific individuals (e.g. landlords, neighbours, agents, or staff) by name or in a manner that makes them identifiable.
• Not contain false statements of fact presented as true.
• Not be defamatory, harassing, or threatening.

SGFlatReviews reserves the right to remove or modify reviews and other user content that violate these guidelines, or that we reasonably believe may expose the Service or its users to legal, safety, or trust risks, without prior notice.

Takedown requests: If you believe a review infringes your rights or contains false and harmful content, please contact us at legal@sgflatreviews.com. We aim to assess all takedown requests within 72 hours.

5. Service Changes and Termination

SGFlatReviews may modify or discontinue the Service with prior notice for service improvements. In cases of unavoidable circumstances, prior notice may not be possible.

6. Disclaimers

This platform provides AI-generated analyses and user-generated content for informational purposes only. AI analyses are generated from publicly available data and may not reflect current conditions. Reviews and price information on the Service are provided by users or generated by AI, and SGFlatReviews does not guarantee the accuracy, completeness, or reliability of any content.

To the extent permitted by law, SGFlatReviews is not liable for any damages, losses, or claims arising from user-generated content or from your use of the Service.

7. Governing Law

These Terms are governed by the laws of Singapore. Any disputes arising from the use of the Service shall be subject to the jurisdiction of Singaporean courts.
